The purchase price is only the beginning

A property can fit your acquisition budget yet become uncomfortable to hold if recurring costs are ignored. There is no single reliable figure for maintaining a home in Las Terrenas: the useful approach is to separate every expense, request supporting documents and reserve funds for surprises.

Property type, size, age, proximity to the sea, services, personal use and condominium structure all change the result. Build both a monthly and annual budget, then revise it after inspection.

Fixed, variable and exceptional expenses

Fixed costs may include condominium fees, management, insurance and service contracts. Electricity, water, cleaning, landscaping, pool care and minor replacement vary with use. Major repairs, exterior paint, waterproofing, corrosion treatment or a condominium special assessment belong in a separate contingency reserve.

  • Ask what the condominium fee includes and excludes.
  • Review recent budgets, reserves, meeting minutes and pending assessments.
  • Request utility history and maintenance records when available.

Condominium versus villa

A condominium shares the upkeep of common areas, but the amount of the fee is only part of the story. Security, generators, lifts, pumps, pools, gardens and water systems all affect cost and management quality.

A villa offers greater control but places the structure, garden, pool, cistern, drainage, fences and security under the owner’s direct coordination. Coastal exposure can increase preventive maintenance because of salt, humidity and weather.

Taxes, insurance and rental operation

Confirm the current treatment of Dominican property tax (IPI) for your complete ownership structure rather than estimating it only from the advertised unit price. Thresholds, exemptions and filing rules can change.

For holiday rentals, gross revenue is not profit. Include management, platform charges, cleaning, laundry, utilities, replacement, insurance, vacancy and applicable taxes. Test conservative assumptions rather than relying on a headline return.

Preguntas frecuentes

Does the condominium fee cover everything?

Not necessarily. Request a detailed list of included services, exclusions, reserves and possible assessments.

Is a villa always more expensive to maintain?

Not always, but it usually concentrates more direct responsibilities. Size, equipment, pool, garden and location determine the cost.

How much should I reserve for repairs?

There is no universal percentage. Use the building’s age, inspection, equipment, warranties and maintenance history to set a prudent reserve.
