Essential registry documents
A title certificate evidences a registered right over an identified parcel. A recent legal-status certification helps reveal registered entries. When rights remain under an annotated record, ask specifically about the deslinde process.
- Title certificate or annotated record.
- Recent legal-status certification.
- Survey plan and cadastral designation.
- Seller identity and representation documents.
Legal records do not replace technical checks
Land may have registry documents yet still be unsuitable for your design. Verify topography, drainage, legal access, utilities, permitted use, setbacks and environmental constraints with qualified professionals.
Before paying a reservation
Make the reservation conditional on satisfactory due diligence and list missing documents. An independent lawyer and surveyor perform different, complementary roles.
