Real estate transfer tax

The Dominican tax authority publishes a general 3% real estate transfer tax. The applicable basis, deadlines and exemptions must be verified for the actual transaction.

Other closing expenses

Budget for legal fees, certifications, registry charges, translations or powers of attorney where needed, inspection and technical surveys. Request written scopes because not every purchase requires the same work.

Costs after purchase

Include condominium fees, utilities, insurance, management, repairs and property tax where applicable. Thresholds and rules change, so consult current DGII information.

  • Ask what maintenance includes.
  • Confirm debts attached to the property.
  • Verify any project incentive instead of assuming an automatic exemption.
